Becoming A Serial Home Seller

Some of you may be asking why am I writing an article about home selling on a website titled House Hunting 101. Well, read on, you’ll see. For those of you who don’t know, there is an internal revenue code which allows homeowners to be exempt from paying taxes on the proceeds of a home they owned and lived in at least 24 of the past 60 months. In short, buy a home, live there for 24 months and sell it and keep all the profit as long as the proceeds don’t exceed $250,000 for a single person or $500,000 for a married couple. There are people who are making a living doing this. They are called serial home sellers and they buy a new house every 24 months, live in it and fix it up and reap the benefits or appreciation and well planned remodeling. In this article about serial home sellers there are 5 basic steps (step #1 being the most important in my opinion) to doing this for a living.

“(1) Buy a sound, well-located house needing cosmetic fix-up work.

(2) Move in, making it your principal residence for at least 24 months.

(3) Fix up the house, making profitable improvements, which cost less than the market value they add.

(4) Sell the house at a tax-free profit not more than $250,000 ($500,000 for qualified spouses).

(5) Repeat every 24 months. “
