There will be no sudden change in the market if trends keep up. Forbes said Forsyth county is now a place people from all over are flocking to. the area has become more populated, affluent and continues to grow.

If you dont believe real estate agents who are licensed and regulated and have a code of ethics...why would anyone trust some fsbo nobody like you, who seems to think he knows more than he does.

a little knowledge is a dangerous thing,,,,,and judging by how and what you write about,,,you Sir, have very little.

Good luck mrfsbo, you will need it.

Growing up as a young kid in the midwest, our family use to take vacations to the north woods of Wisconsin...we'd alwas visit the town of Minong. Minong is famous for it's Jack Links (beef jerkey) factory...in fact, everything in this town was owned by Jack Links, the cleaners, car dealer, boat dealer, etc.

It was at this point that I decided I could move to some rural town and just start buying businesses up...eventually running and owning the town. In some ways I'd be like "the mob."

In my later years I realized that the mob were always in big towns...I really didn't want to live in a rural town so I changed my philosophy...start up 10 internet based companies that earn a net profit of $10,000 - $20,000 each and I'd be content. So far I have two companies at the age of 25 and they are earning within that range...8 more to go!

Informative article - thanks for posting it. Though I think they left out one very important factor: getting a home inspection done before purchasing! Just makes sense to ensure you don't get stuck with a lemon.

Of course, that was only 6 tips - I'm sure there could easily be an article of 100 tips on buying a home! Thanks for the find, it was helpful.

As a long-serving Auckland house inspector from way downunder in New Zealand, I can readily concur with your assertion that sometimes things can get a little crazy!

In my own case, I've fallen off a roof; accidentally broken expensive roof tiles; and even been attacked by a wild cat living in the crawl space!

Then there's all the "dark, sinister secrets" (an 'over-the-top way of describing building problems)hiding behind those walls, ticking away like a time-bomb...just waiting for the day when they can manifest themselves into a "massive repair bill!"

Yep, she's an interesting life being a house inspector --- but that still doesn't alter the fact that in my 'next' life I'm going to come back as a billionaire recluse and not have to worry about falling off roofs anymore:):):)

I don't believe a thing real estate agents say. I don't hate them just the tricky and unexperienced ones. Which in my opinion is most of them. Take the "no obligation market evaluation" for example, the oldest and most unoriginal term you will see advertised. Do they think people are stupid? The real definition should be, “yes I will come over to your home, tell you what it’s worth, then I will bug the hell out of you until you list it with me". In the meantime, they will send you some “awesome” fridge magnets, calendars and pencils just so you don’t forget them. I have written at length about this, I'm NOT selling anything, just a frank, real world discussion.
